Closing practices and transfer costs: Real estate closings follow different customs and fee structures on each side of the line. Your agent and title company can walk you through the Idaho side.

Vehicle registration and licensing: Plan time to transfer your license and registration once you're a resident.

None of this is a reason to choose one state over the other on its own. It's just a set of questions to settle early, because they affect your overall budget more than many buyers expect.

Homes along the Spokane River come up from time to time. Shoreline and dock work generally requires permits from state and local agencies, so confirm what's allowed with the relevant agency before counting on any improvements.

Relocating in spring has its advantages. The ground is thawing, the days are getting longer, and you can see a property's drainage, roof and yard more clearly than under snow. Keep a few seasonal realities in mind:

Winters bring real snow, so look at driveway slope, garage space and how streets are cleared

Summer can bring wildfire smoke, which some buyers want to plan for with air filtration

Spring runoff is a good time to spot drainage issues around a foundation or on a sloped lot

Schools and Services

School district boundaries don't always follow city limits, and a Post Falls mailing address doesn't guarantee a particular district. If schools matter to your decision, confirm the assigned district and schools for a specific address directly with the district. The same goes for utilities: some properties are on city water and sewer, while others use private wells or septic.
